1. INITIAL PLANNING

HOSPITALITY PROJECT supports the initial phase of assessing the project’s technical feasibility in order to determine whether the necessary prerequisites exist for a structured analysis of the investment’s scope and implementation. During this phase, the property’s market positioning and product data are analysed, after which the new functional layout of the interior spaces (communal areas and guest rooms) and exterior spaces (any swimming pools and/or green spaces) is defined. Once the product and new layout have been defined, an economic feasibility analysis is carried out and an estimate of the capital expenditure is provided.

2. EXECUTING PHASE

The development of architectural and services designs is a crucial stage in the construction process. The HOSPITALITY PROJECT team is responsible for translating the client’s ideas and requirements into concrete, functional solutions. Should the architectural and services designs have been developed by third parties, we offer technical consultancy to ensure the consistency and accuracy of the proposed solutions. Subsequently, HOSPITALITY PROJECT establishes the fundamental design standards to ensure the quality and consistency of the project through a careful assessment of the client’s needs and objectives, defining the standards that will guide the project’s development. This ensures that the final result is in line with industry expectations. At this stage, HOSPITALITY PROJECT draws up a detailed cost budget that specifically includes costs for FF&E (finishes, fixtures, fittings and furnishings). As regards construction and building services costs, a breakdown analysis is carried out.

3. PROCURAMENT PHASE

HOSPITALITY PROJECT’s expertise in cost estimation, supplier evaluation and selection, and tender contracts enables us to support clients in choosing the best partners for the project’s implementation. We carry out a detailed assessment of suppliers, taking into account their experience, expertise and ability to provide high-quality materials and services. Furthermore, we handle the drafting of tender contracts, ensuring they are clear, comprehensive and compliant with current regulations. A detailed timesheet is then provided, setting out the tasks to be carried out, deadlines and the resources required for the project’s implementation. This work programme provides a strategic guide for coordinating activities and enables us to monitor the project’s progress in line with the agreed timelines and budgets.

A combination of methods and tools is used to measure the project’s execution against the initial plan and desired outcomes, ensuring that the project remains within the established parameters in terms of time, standards and costs.
